Parsippany-Troy Hills, usually just called Parsippany, is a township in Morris County and the most populous town in the county (Parsippany-Troy Hills overview). It borders Montville, the township that includes Pine Brook (Parsippany-Troy Hills overview). Moves here range from garden apartments and townhome communities to single-family houses with a garage, a basement and a yard. This guide covers what is special about moving in Parsippany and what to sort out before the truck arrives.
Know which part of Parsippany you live in
Parsippany is a collection of neighborhoods. Place names inside the township include Lake Hiawatha, Lake Parsippany, Mount Tabor, Powder Mill, Rainbow Lakes, Intervale, Rockaway Neck, Greystone Park and Troy Hills, and Lake Hiawatha and Mount Tabor even have their own ZIP codes (Parsippany-Troy Hills overview). Your mail may say “Lake Hiawatha” while your tax bill says “Parsippany-Troy Hills”. When you ask for an estimate, give the full street address with the ZIP code. It saves a phone call and helps the crew find the right street on moving day.
Plan around the highways
The township sits where several major roads meet: Interstates 80, 280 and 287, U.S. Routes 46 and 202, New Jersey Routes 10 and 53, and County Route 511 (Parsippany-Troy Hills overview). That is good news for a move, because a loaded truck can reach almost anywhere in North Jersey or New York without long stretches of local streets. It also means traffic near the interchanges can be heavy at rush hour. If you can, plan the drive between the two homes outside the weekday morning and evening rush.
Apartments, condos and townhome communities
Many Parsippany moves start or end in a complex with a management office or a homeowners association. Before you book a date, ask the office three questions:
- Which days and hours are moves allowed, and is there a loading area or a spot where the truck may park?
- Is there an elevator to reserve, and does it need wall pads?
- Do you need a certificate of insurance (COI) from the mover, and can you send your sample?
Send us the building’s sample COI about a week before the move and we send the certificate it asks for. If the walk from the truck to your door is long, or the unit is up a flight of outside stairs, tell us at the estimate so we send the right size crew.
Houses: driveway, garage and basement
For a house move, walk every level before the estimate, including the attic, the basement, the garage and any shed. Those spaces hold more than people expect, and they are what turns a one-day job into a long day. Look at the driveway too: is it long, steep or shared, and can a truck back up close to the front door? Our suburban move checklist for the garage, basement and yard walks through those rooms one by one.
Trash on moving day: the township rule
Parsippany’s Recycling and Sanitation Division has a clear rule for people who are moving. The township will take several extra bags of garbage at the curb on your second pickup, but for large items you must arrange a container from a private hauler. The township is not obligated to pick up the contents of a whole house at the curb, and residents who do not follow these instructions can get a summons (Parsippany Recycling & Sanitation). So do not plan to leave old furniture at the curb on your last day. Sell it, donate it, or book a hauler early, especially at the end of the month when everyone is moving.
Paint thinner, gasoline, propane tanks and pool chemicals cannot go in the trash or on a moving truck. Our guide to paint, chemicals and electronics before a Morris or Essex County move explains where Morris County residents can drop them off for free.
Selling a house in Parsippany
New Jersey requires a fire-safety certificate for smoke alarms and carbon monoxide alarms before a one- or two-family home changes hands. In Parsippany, the Division of Fire Prevention handles certificates for home sales and rentals; its office number is (973) 263-7166 (Parsippany Fire Prevention). Book the inspection well before your closing date and leave the alarms on the walls when you pack. Our article on selling a house in Morris or Essex County covers the certificate and how to time moving day around the closing.
Between the sale and the purchase
If you sell before you buy, or your new place is not ready, a move with storage keeps your things safe in between. Tell us both dates and we plan the pickup and the delivery around them. If you are moving a short distance, for example from Parsippany to Pine Brook or Montville, our Pine Brook and Montville moving guide covers that side of the move.

State law requires movers who do moves within New Jersey to be licensed by the Division of Consumer Affairs, and you can check any mover’s license by calling the Division at (800) 242-5846 (NJ Division of Consumer Affairs).
